The studio

An interior designstudio in George Town.

Eight people, one office inside a restored shophouse, and a deliberate limit on how many projects run at once — because supervision is the part of this work that cannot be scaled.

What we believe, in three sentences

A building in this climate should be comfortable before it is cooled. The cost plan should arrive before the renders, because a beautiful image against an impossible budget wastes everybody's year. And new work in an old building should be removable without leaving a mark.

Why Penang specifically

Because the design problems here are particular. A west elevation on the north coast is not the same problem as a west elevation in Kuala Lumpur. Salt air within 500 metres of the shore rewrites your ironmongery schedule. A pre-war shophouse has a cooling system already built into it, and most renovations quietly switch it off. Knowing that is local knowledge, and it is most of what we sell.

We work across the island and Seberang Perai, and we have completed nine restorations inside the George Town World Heritage Site.

How a project runs

Six stages, published with week numbers.

You should always be able to say which stage you are in and what is due next. If you cannot, something has gone wrong with the management, not the design.

Start at stage one
01

First conversation

A free 30-minute call or studio visit. You tell us the property, the budget band and the date you want to move in. We tell you honestly whether that combination is possible.

02

Site survey and brief

We measure the property ourselves rather than trusting the developer plan, photograph every wall, and record where the sun lands at 9am and 4pm. The brief we write from that visit is the document everything else is checked against.

03

Concept and cost plan

Two layout directions, a materials board you can hold, and a line-by-line cost plan. You see the number before you see the pretty renders, which is the opposite of how most studios do it, and the reason our projects stay on budget.

04

Design development

Chosen direction developed into 3D visuals, lighting and switching layouts, and joinery drawings at 1:20. Nothing goes to site until you have signed the drawing set.

05

Build and supervision

Site meetings every fortnight, photographs every week, and payment released against completed milestones rather than a calendar. You always know what you have paid for.

06

Handover and aftercare

A joint defect walk, a rectification list with dates, and a maintenance sheet telling you how to look after every finish. We come back at six months to check the joinery has behaved in Penang humidity.

Who leads the work

Principal designer

The person you meet is the person who draws your project and attends your site meetings. On a studio this size that is not a promise we have to work at — it is simply how it is arranged.

Lim Wei Shan

Principal Designer · B.Arch (USM) · Registered Interior Designer, LAM

Wei Shan has spent fourteen years working on Penang interiors, from a 1920s Lebuh Armenian shophouse restoration to high-rise apartments along Gurney Drive. She writes here about the parts of the process most homeowners only discover halfway through a renovation.

Articles by Lim

In their words
“We were in Singapore for the entire renovation and saw the shophouse twice. The weekly photographs meant we never once felt out of control, and the air well now cools the whole ground floor without air conditioning.”
Adeline & Marcus T.Lebuh Armenian shophouse, George Town
“The cost plan came before the renders. That one decision is why we finished eleven thousand ringgit under budget instead of forty over.”
Dr. Suresh N.Semi-detached home, Tanjung Bungah
“Our kitchen was drawn around how my mother actually cooks — the wok station vents properly and the dry kitchen finally gets used. Nobody else asked those questions.”
Yee Ling C.Condominium, Gurney Drive
Next step

Tell us about the property. We will tell you what it really costs.
